Club House


Over-Seas House, Edinburgh was built in the late 19th Century as the Windsor (Temperance) Hotel. The Royal Over-Seas League bought the premises in 1927 and, during the Second World War, it was used as an Overseas officers’ Club with Canadian, Polish, Australian and New Zealand officers frequenting the Clubhouse. In recent years, the building has regained much of its grandeur and ROSL currently thrives with a growing membership and function/conference trade.

Over-Seas House extends to five floors with a lift accessing all areas except the fifth floor flat.
The Ground floor is the main Reception area and staff are always on hand to deal with enquiries. The Duty Manager’s office is also situated on this floor to support Reception staff and ensure prompt attention. Access to photocopying and faxing is available from this area
The first floor has the Members' Drawing Room where a selection of newspapers and the latest magazines can be found. There are also two function rooms on this floor - the Robert Louis Stevenson Room with its floor-to-ceiling bay window and the smaller Club Room. The Bridge Room has a computer with Broadband Internet access for members’ use. There are Gents and Ladies Toilet facilities on this floor, a payphone and information stands with up-to-date leaflets showing What’s On in Edinburgh.
The Second Floor is often the busiest part of the Club with the Bar, Castle Restaurant, kitchens and three function rooms. The Bar offers snacks and meals throughout the day from 11am till 9pm in a relaxed and friendly atmosphere. The popular window tables in the Castle Restaurant should be booked in advance if bringing guests for the first time. The Princes Suite and Concert Room is the largest of the function rooms on this floor and can cater for up to 100 people. The Edinburgh Room and Reading Room provide more intimate surroundings for dining or entertaining. There is WI-FI Broadband Internet access in all Function rooms.

The Third and Fourth floors have 16 comfortable and relaxing bedrooms, all ensuite, with LCD flat screen televisions, multi sports and movie channel digital cable boxes, bathrobes, radios, direct dial telephones, tea/coffee making facilities and 24 hour room service. There is WI-FI Broadband Internet access in all bedrooms. On the Fifth floor there is a three-bedroomed guest flat available for lets ranging from one to six months.

Our rooftop vantage point is open to members and guests on Fireworks Night at the end of the Edinburgh Festival and on Hogmanay (31st December). On these spectacular occasions, members and guests benefit from having one of the finest addresses in Edinburgh - 100 Princes Street.
